What goes into a 2BHK interior budget in Mumbai
Two families with the same 2BHK can spend very different amounts on interiors. The difference is rarely one expensive sofa. It is in the scope, the materials, and how many decisions change midway.
The market ranges, and why they vary so much
Large interiors companies publish 2026 price guides for Mumbai 2BHKs of roughly 600 to 800 sq ft in the region of ₹7 lakh to ₹15 lakh, before GST, depending on the finish level (Livspace, 2026). A common rule of thumb in the industry is 10 to 15 percent of the property's value.
Treat these as a starting point, not a quote. The same flat can sit at either end of that range depending on what you include.
Where the money usually goes
- Kitchen. Usually the largest single item: cabinets, countertop, backsplash, hardware, chimney and hob. Material choice (laminate, acrylic, veneer, lacquer) and the number of tall units drive the cost.
- Wardrobes and storage. Floor-to-ceiling wardrobes in both bedrooms, lofts, a shoe cabinet and a crockery unit add up quickly. Internal fittings like drawers and pull-outs are where budgets quietly grow.
- False ceiling and lighting. Priced per square foot for the ceiling, plus the fixtures. Cove lights and profile lights cost more than a plain ceiling with downlights.
- Electrical and plumbing changes. Moving points, adding circuits and changing bathroom fittings. Often underestimated because it is invisible at the end.
- Civil work and waterproofing. Breaking walls, retiling bathrooms, waterproofing balconies. In a new flat this may be small; in an older flat it can be significant.
- Painting and finishes. Paint, texture, wallpaper or wall panelling. A single feature wall with a special finish can cost as much as painting a room.
- Loose furniture and furnishings. Sofa, beds, mattresses, dining table, curtains, rugs and décor. Many families forget this line entirely.
- Design and supervision. The designer's fee, and the value of having someone check the work on site.
Five things that move a budget the most
- Scope. Full home versus kitchen and wardrobes only is the biggest single difference.
- Materials. Laminate versus veneer, quartz versus granite, branded hardware versus local.
- Custom joinery. Arches, curves, fluted panels and niches take more carpentry time than straight boxes.
- Changes after work starts. Every change on site costs twice: once to undo, once to redo.
- The state of the flat. Old wiring, leaking bathrooms or uneven walls need fixing before anything beautiful goes on top.
Keep 10 percent of your budget aside as a contingency. It usually gets used, and it is far less stressful when it is planned for.
